Real Estate & Property

Property transactions and conveyancing, land acquisition and land-use matters, RERA advisory and litigation, and drafting, notarisation and attestation of legal documents.

Overview

The real estate practice covers the transaction, regulatory and dispute sides of property work: structuring and documenting sale, lease and development transactions; advising on land acquisition, zoning and change-of-land-use approvals; representing developers, associations and homebuyers under RERA; and preparing the everyday legal documentation — agreements, powers of attorney, affidavits — that property and personal matters require.

What this covers

01

Real Estate Transactions & Conveyancing

Due diligence on title, drafting and negotiation of sale deeds, agreements to sell, lease deeds and development agreements, and assistance through registration, for both residential and commercial property transactions.

For example: Conducting title due diligence and drafting the sale deed for the purchase of a commercial unit in a Delhi NCR development.
02

Land Acquisition, Zoning & Change of Land Use

Advice on compulsory land acquisition and compensation under the Right to Fair Compensation Act, and applications and representations concerning zoning classifications and change-of-land-use permissions before municipal and development authorities.

For example: Representing a landowner in compensation proceedings following acquisition of agricultural land for a public infrastructure project.
03

RERA Advisory & Litigation

Advisory to developers on compliance with the Real Estate (Regulation and Development) Act, and representation of homebuyers and developers alike in complaints before the Real Estate Regulatory Authority concerning delayed possession, refunds and project registration.

For example: Filing a RERA complaint on behalf of a homebuyer seeking refund with interest for possession delayed beyond the committed date.
04

Legal Documentation & Drafting; Notary / Apostille / Attestation

Drafting of agreements, affidavits, powers of attorney and other legal instruments, together with notarisation, apostille and attestation services required for documents to be used domestically or abroad.

For example: Preparing and notarising a special power of attorney for a client abroad to enable a relative to manage a property sale in India.
